The calculator multiplies actual sloped roof area by each installed planning rate. For a footprint, pitch changes the surface geometrically. It does not multiply your price by a city factor or apply another tear-off charge.

Planning assumes ordinary replacement tear-off. Multiple layers, substantial decking repair, complex flashing, unusual access, gutters and structural changes need a project-specific price. Waste and details are reflected in the contractor’s final takeoff, not a blanket extra percentage here.

What changes the final price

Two roofs with the same surface area can require very different work.

Decking and existing layers

Tear-off exposes the wood that supports the roof. Soft decking, extra existing layers or concealed damage add work beyond an ordinary replacement. A proposal can state unit prices or allowances before the roof is opened.

Roof shape and access

Steep slopes, valleys, dormers and restricted access affect installation and material handling. A complicated roof is not priced fairly by floor area alone.

Details and accessories
